Step 1
Our on-your-lot specialist, Guy Frankenfield, reviews your property’s location, size and zoning requirements.
Step 2
Based on your lot condition and layout preferences, Guy draws from our extensive plan library to recommend what would work best for you.
Step 3
We evaluate your site to determine all associated site costs such as demolition, tree work and flood zone foundations.
Step 4
Our interior designer, Jon Behr, will meet with you to personalize your design selections.

Frequently Asked Questions
Can I use my current home equity as a down payment for my construction loan?
Yes! With land prices appreciating, you can take advantage of the equity in your property to build a brand-new home with little to no money down.
What if the property I own is in a flood zone?
Considering we build on two peninsulas (Tampa and St. Pete), Domain Homes is very experienced with local flood zones and the construction techniques needed to build here. The benefit to you is that your flood insurance can be reduced dramatically with a new construction Domain home.
What are my financing options?
Domain partners with a couple of financial institutions that provide our customers with Construction-Perm (or CP) loans. Each lender that Domain partners with has a one-time close on their CP product, which means our customers will only have to pay closing costs once. Construction loans, once closed, pay Domain Homes in draw payments as Domain advances construction of the home. The responsibility of the customer is interest-only payments during the construction process.
Why use a preferred lender?
Because we have fostered long-term relationships, each of our preferred lenders offers exciting incentives specific to Domain Homes. For example, our preferred lenders can guide you through the process of utilizing any equity that may be in your property. As land prices continue to appreciate, your property is gaining value — and this added value (equity) can be applied toward the down payment of your construction loan.
What are your standard versus upgraded features?
“On-your-lot” customers receive the same perks that all of our customers enjoy, and our standard package already includes over 60 interior and exterior options, regardless of the floor plan or neighborhood. Each home we build is guaranteed to have “good bones”, but we do recommend adding upgraded design elements that will reflect your unique style and taste.
Will my new home come with a warranty?
Domain Homes offers a 1–year craftsmanship warranty, and we have partnered with Maverick to offer an additional 2– and 10–year structural warranty program. Your home will also be backed by Maverick’s Residential Energy Guarantee.
What plan(s) are you able to build on my lot?
